The Federal Government announced this Wednesday (15) the expansion of the Reforma Casa Brasil program, aimed at improving popular housing.

Among the main changes are an increase in the income limit for access to credit, an expansion of the financed amount, a reduction in interest rates, and an extension of the payment term.

With the new rules, the maximum family income increased from R$ 9,6 to R$ 13. The loan amount also increased from R$ 30 to R$ 50. Interest rates were also reduced.

For families with an income of up to R$ 3,2, the rate fell from 1,17% to 0,99% per month. For those with a higher income, the rate was reduced from 1,95% to 0,99% per month.

Solar energy is included in the program.

Launched in November of last year, the program allows for the financing of solar energy systems for families that meet the eligibility requirements. The initiative is part of a broader housing policy focused on improving urban properties.

In addition to installing photovoltaic systems, these resources can also be used for structural renovations, room expansions, electrical and plumbing upgrades, and other improvements.

Who can participate?

To obtain financing, you need:

  • Residing in an urban area;
  • To have a gross monthly family income of up to R$ 13;
  • To have approved credit.

The property can participate even if:

  • Do not have a deed;
  • Whether rented or given away;
  • Do not be linked to the Minha Casa, Minha Vida program.

Mixed-use properties (residential and commercial) are also accepted, provided they are not located in high-risk areas.

Restrictions

Properties located in areas with the following are not eligible:

  • History of floods, landslides or inundations;
  • Cracks in the ground;
  • Frequent alerts from Civil Defense;
  • Proximity to rivers, dams or slopes;
  • Protected or embargoed environmental areas;
  • Proximity to highways, railways, or large structures;
  • Transmission lines or high-voltage towers.

How does financing work?

After simulating the loan on the program's website, the applicant must:

  • Fill in the property information;
  • Choose up to three types of services;
  • Enter the desired value;
  • Update registration information;
  • Awaiting credit analysis;
  • Take photos of the property before construction begins.

More information can be consulted on the official website from the program.
